Delivering External Finishes for a New-Build Industrial Facility

Overview & Objectives

Ambrey Baker was appointed to deliver the external envelope of a new-build food retail outlet in the South East, working as a specialist subcontractor to the principal contractor.

Our package included the design, supply, and installation of insulated composite wall panels, external glazing, and supporting steel detailing. Working to a compressed programme, we managed delivery and installation around ongoing site infrastructure works and multiple contractor interfaces.

Scope of Work

Coordinated Envelope Delivery

The rear and side elevations of the building were formed with high-spec insulated panels, designed to meet food-safe hygiene and thermal performance standards. Working around blockwork and steel interfaces, we installed vertical cladding in a through-fixed configuration, using full-height panels to minimise jointing and improve airtightness.

To the front elevation, we supplied and installed a full-height curtain walling system, integrated with feature laminated timber beams to support the projecting roof soffit. Our glazing and panel works were closely coordinated with the main contractor and roofing team to maintain programme alignment.

All external walling installations included carefully sequenced detailing around M&E service penetrations and drainage outlets, with additional allowances for internal fit-out requirements.

Safe Delivery on a Live Site

With limited access along the site perimeter and multiple trades operating concurrently, we planned and phased our works to avoid clashes with M&E, groundworks, and roofing trades. Temporary edge protection was maintained along the full elevation, and all high-level installation was completed via MEWP under strict site safety controls.

Our works were completed in line with the client’s handover programme, providing a clean and thermally efficient external envelope ready for shopfitting and final commissioning.

Challenges & Solutions

Tight Programme:

With a 12-week programme from slab to weathertight shell, sequencing and coordination were critical. We deployed multiple installation teams to run cladding and glazing operations in parallel, with daily interface checks to avoid delays.

Restricted Access:

Limited space around the perimeter and the presence of scaffolding required staged deliveries and MEWP positioning to be carefully planned. We worked closely with the site manager to agree daily access slots, using smaller plant and manual handling to keep progress moving.

Design Coordination:

Aligning glazing with exposed structural timber called for millimetre-accurate installation. Our site team worked directly with the frame erectors and shopfitters to finalise bracket positions and adjust tolerances without impacting the facade line.
