Site repurposing involves adapting an existing industrial or commercial facility so it can support a different operational use.

Ambrey Baker has almost 40 years of experience working within complex industrial environments. We support organisations in evaluating how existing buildings can be safely and effectively adapted for new operational requirements. Our work begins with a detailed assessment of the building structure, services infrastructure and operational layout to establish the capabilities and limitations of the site.

These assessments typically review structural capacity, floor loadings, roof construction, drainage, ventilation systems, power supply and utility provision. Operational considerations such as access routes, loading areas, internal circulation and space utilisation are also examined. This helps determine whether the building can support new processes such as food production, temperature-controlled storage, distribution operations or manufacturing activity.

Repurposing projects frequently require modifications to building services and infrastructure. This may include electrical upgrades, refrigeration installation, ventilation improvements, drainage alterations or structural strengthening. Layout changes may also be needed to create production zones, storage areas, hygiene-controlled environments or segregated operational spaces.

Proposed works must be assessed against the relevant legal and technical requirements for the building and its intended use. Depending on the scope of the project, repurposed facilities may fall within the Building Regulations 2010, including requirements relating to structure, fire safety, ventilation, drainage and access.

Occupied industrial environments must also be managed in accordance with duties under the Health and Safety at Work etc. Act 1974 and the Workplace (Health, Safety and Welfare) Regulations 1992.

Where facilities are being adapted for food production or temperature-controlled operations, additional design and operational requirements may apply. Internal finishes, drainage design, cleanability, material selection and environmental control should be considered in line with applicable food hygiene requirements and relevant industry standards such as the BRCGS Global Standard for Food Safety, where certification is required by the client or supply chain.

Ambrey Baker works closely with clients, consultants and relevant stakeholders to help ensure repurposed facilities are compliant, functional and suited to the intended operation. Our experience across industrial, logistics and food manufacturing environments allows us to identify practical solutions that help buildings meet modern operational demands.

Through detailed technical assessment and careful planning, we help organisations understand how existing facilities can be adapted safely and efficiently. This approach allows clients to maximise the value of existing assets while ensuring buildings are ready to support new operational uses.
