Structural Surveys

Structural surveys assess a building’s structural condition in detail. They focus on the frame and load-bearing elements that support the facility.
These surveys help identify defects that may affect safety, serviceability or long-term performance. These include subsidence, cracking, structural movement, steelwork corrosion and concrete or masonry deterioration. Early identification allows building owners and operators to plan remedial works before defects lead to more serious structural or operational issues.
For industrial and food production facilities, structural condition affects operational reliability, future maintenance requirements, and asset performance. Therefore, structural surveys support property acquisition, refurbishment planning and ageing infrastructure assessments. They also help review whether an existing building can accommodate changes in loading or use.
Ambrey Baker brings almost 40 years of experience working in complex industrial environments, including cold storage, food manufacturing, logistics facilities, and distribution centres. Our engineers carry out detailed inspections using appropriate survey methods. These may include dimensional measurement, crack monitoring and structural movement assessment.
Each survey results in a clear report. It sets out the condition of the structural elements inspected, the likely causes of defects and practical recommendations for further investigation, repair or strengthening works.
Our work is informed by applicable statutory requirements and recognised technical guidance. Where relevant to the building and proposed works, this may include the Building Regulations 2010 in England, duties under the Health and Safety at Work etc. Act 1974, and structural appraisal guidance published by the Institution of Structural Engineers for existing buildings and structures.
Ageing industrial buildings often require structural surveys. Long-term loading, environmental exposure or historic alterations may affect key structural components. They also support clients planning heavy plant, mezzanine floors, refrigeration infrastructure or additional loading bays. In these cases, structural assessment helps determine whether the existing building can safely support the proposed loads and associated changes.
Many of our surveys are carried out within live operational facilities. Our teams plan inspections carefully to minimise disruption to production, storage, and distribution activities while still delivering a thorough technical assessment. This practical experience allows surveys to be completed safely and efficiently in busy industrial environments.
Clients receive a structured report that may include photographic records, defect analysis, and prioritised recommendations for repair, monitoring, or strengthening works. Where required, we can also support the next stage of the process, including design development, remediation planning, and coordination with delivery teams.
Where structural condition is uncertain, Ambrey Baker can provide the survey information and technical advice needed to support safe and informed decision-making.
